Relocation and
refurbishment
The project at 55 Avondale Ave involved the relocation and refurbishment of an existing 1940’s single dwelling along with a significant building extension into a modern health clinic for Oncology North Coast.
Specific construction included a new 15 bay concrete car park with seating and carport, jacking and relocating the existing house with new foundations, internal reconfiguration of the existing house, solar power, new water, power and HVAC, lounge and administration areas.
The design intent was to keep as much historic value by re-using the existing building materials and period features; this was achieved by re-using some of the existing timber windows, using new timber windows and keeping period elements such as the internal panelling, front door, ornamental ceilings, cornices and hardwood floors.

Difficult
challenges
Relocating the existing house closer to the street proved the most difficult challenge. The old house had settled out of level in areas and was made from stick timber construction. The house was first propped then jacked progressively and with a specialised trailer moved to the rear of the site. The new foundation holes were then dug and the house moved back down into its new position and lowered. Minor modifications were necessary as the building was now at a true level, additional beams and footings were added to ensure the structure was sound.
Overall the relocation and construction went very smoothly and finished in just over 13 weeks. The end result was not an out of place new building, but a ‘freshened-up’ historic home in keeping with the surrounding homes preserved with a new modern touch.
