Strip out and refurbishment
This project involved the internal strip out and refurbishment of a medium–rise building at 76 Victoria St Grafton for Essential Energy, who own the building. Essential Energy are refurbishing the building for an existing tenant, RMS (Roads & Maritime Services), who will be occupying all four (4) floors of the building. RMS currently lease the Ground Floor off Essential Energy and also occupy an adjacent building in Prince St. The works had to be carried out whilst RMS occupied other floors.
The works involved:
- the strip out of all walls, ceilings and finishes back to the structure across four (4) levels.
- A new fire rated ceiling under the roof
- structural steel stiffening of two areas of slabs for new penetrations
- new mechanical, electrical and fire services
- new ceilings, carpet, paint & blinds
- new accessible toilets on all floor
- bringing all stairs up to BCA compliance with new handrails and tactiles.
- Refurbishment of the existing male & female toilets on each floor

Excellent outcome for stakeholders
Towards the end of the project, we were asked to provide a new main switchboard and separate metering so that Essential Energy can split the energy usage between floors and between house and tenant services.
Part of the scope included to provide a two hour fire rating between this building and the adjacent building in Prince St. We were able to provide savings to the client by investigating the existing and showing that the fire rating was sufficient in 90% of the areas.
All stakeholders are very happy with the outcome.
